RentWorks Ltd – Client Terms of Service

These Terms apply to any individual or organisation (“the Client”) using RentWorks Ltd to arrange property maintenance, repairs, or compliance services. By booking a job, submitting a request, or accepting a quote, the Client agrees to the following:
1. Scope of Services
RentWorks Ltd operates as a facilitator, matching self-employed tradespeople with Clients. RentWorks does not perform works directly and does not employ the contractors. All tradespeople are independent and fully responsible for their conduct and workmanship.
2. Job Requests & Instructions
- Jobs may be submitted via phone, email, form, or platform.
- Once accepted, job instructions are binding.
- Incomplete, misleading, or inaccurate instructions may result in failed attendance and a charge.
- RentWorks reserves the right to decline or reallocate any booking.
3. Quotes & Pricing
- Estimates are based on initial instructions and may vary if the job scope changes.
- Final charges may include:
- Contractor fees
- Emergency/out-of-hours premiums
- Platform/admin charges
- The Client agrees to all fees upon accepting a quote or confirming a booking.
4. Callout, Cancellation & Access
- Emergency and short-notice callouts may incur additional fees.
- Cancellations within 24 hours will incur a cancellation fee.
- If access is not possible due to client-side issues (e.g. no keys, no tenant), a callout charge still applies.
- Repeat no-access visits may lead to suspension of service.
5. Payment Terms
- Invoices are due within 7 days of issue.
- Late payments may incur:
- Interest at 8% above the Bank of England base rate
- Debt recovery costs under the Late Payment of Commercial Debts (Interest) Act 1998
- RentWorks reserves the right to suspend service for overdue accounts.
6. Liability Disclaimer
- RentWorks is not liable for:
- Delays, defects, or damages caused by third-party contractors
- Losses resulting from access issues or client-provided misinformation
- RentWorks' total liability is limited to the admin/platform fee charged for the job in question.
7. Client Responsibilities
The Client must:
- Provide safe, legal, and timely access to the property
- Ensure tenants or occupants are informed in advance
- Flag any known risks (e.g. pets, alarms, hazards)
- Cooperate in dispute resolution
8. Non-Circumvention
Clients may not approach or hire any RentWorks contractor for private work, either directly or indirectly, for 12 months after their last job via RentWorks.
Breach of this clause will result in:
- A compensation fee of £1,000 or 25% of estimated annual work value (whichever is greater)
- Immediate suspension and possible legal action
9. Force Majeure
RentWorks is not liable for failure to attend or complete a job due to events outside its control, including but not limited to:
- Traffic delays
- Illness
- Weather conditions
- Third-party failures
10. Data Protection
We handle data in accordance with the UK GDPR and Data Protection Act 2018.
The Client must only provide lawful and necessary personal data (e.g. tenant contact info) and confirms they have the right to share it with us.
11. Updates to Terms
These Terms may be updated from time to time. The latest version will always be available on our website. Continued use of RentWorks services confirms acceptance of any updates.
12. Governing Law
These Terms are governed by the laws of England and Wales. All disputes shall be resolved under the exclusive jurisdiction of the English courts.
Acceptance
By booking a job, submitting a request, or confirming a quote, the Client confirms that they have read, understood, and agreed to these Terms.
